This property is licensed under the City of Dallas Code of Ordinances, Chapter 42B (Short-Term Rentals) and operates under STR Permit No. 575064. By booking this property — whether through Airbnb, VRBO, Booking.com, Marriott Homes & Villas, or directly — the guest and all members of the guest's party agree to the following house rules as a material condition of their stay.
Violations of these rules may result in immediate termination of the reservation without refund and, where applicable, reporting to the City of Dallas in accordance with Chapter 42B. For direct bookings, these rules are incorporated as Exhibit A to the executed Short-Term Rental Agreement. See also: Terms of Service and Privacy Policy.
The maximum permitted overnight occupancy for this property is 13 persons. This limit is established by the City of Dallas Chapter 42B and is a condition of STR Permit No. 575064. Exceeding this limit constitutes a violation of the City of Dallas Code and may result in immediate eviction, forfeiture of all amounts paid, and reporting to the City of Dallas.
Additional guest fee: $29 per night for each guest above the first six. This fee is billed automatically through the booking platform or, for direct bookings, as a line item in the rental agreement.
Registered guests only. Only registered, named guests are permitted on the property at any time. Day visitors are not permitted without advance written approval from the property manager.
No parties, large gatherings, commercial events, photoshoots, film productions, or social functions are permitted on the property without prior written approval from the property manager. Violations are subject to immediate termination of the reservation without refund and may incur additional cleaning and damage fees.
Small, low-key gatherings (fewer than the maximum occupancy count in total on the property at any time) may be permitted upon advance written request and written approval. Approval is granted solely at the property manager's discretion.
Smoking of any type — including cigarettes, cigars, e-cigarettes, vaping devices, marijuana, or any other substance — is strictly prohibited inside the property, including all bedrooms, bathrooms, and common areas.
Smoking in designated outdoor areas (away from doors and windows) is permitted provided all materials are fully extinguished and properly disposed of.
Guests are expected to be considerate of neighbors at all times. The property is located in a residential neighborhood subject to the City of Dallas Noise Ordinance.
Noise monitoring: A noise-monitoring device (decibel level only — no audio recording) is installed on the premises. It does not capture conversations; it measures only sound level in decibels. If decibel levels exceed local ordinance thresholds, the property manager will be alerted and may contact the guest to request compliance. Repeated violations may result in reservation termination.
Guests agree not to make, cause, or allow any noise from the property that disturbs neighbors or violates City of Dallas noise ordinances.

The following safety equipment is installed and maintained in operating condition:
Exterior security cameras: Cameras are installed at the front of the property and in the backyard area. These cameras are present to verify guest count in compliance with City of Dallas Chapter 42B and booking-platform policies. No cameras are installed in any interior area of the property. No camera is capable of audio recording. Guests acknowledge and consent to the presence of exterior cameras as described.
Gas fireplace: The indoor fireplace is gas-operated. Use at your own risk. Never leave the fireplace unattended while lit. Ensure the fireplace is fully off before leaving the room or going to sleep.
Pool: The private in-ground pool is fenced and pool-code compliant. No lifeguard is on duty. Guests use the pool entirely at their own risk. Children must be supervised at all times.

Guest is financially responsible for all damage to the property during the stay, including any damage that exceeds the damage waiver limit or that is not covered by the damage waiver.
A reservation is considered canceled only upon guest submission of a written cancellation request and receipt of written confirmation from the property manager. Cleaning fees are fully refunded if cancellation occurs before check-in. Accommodation charges (nightly rate) are refunded as follows:

Weather and natural disasters: No refunds will be issued for cancellations due to weather conditions or natural disasters, including but not limited to hurricanes, tropical storms, severe weather events, or other natural occurrences — even if a mandatory evacuation is ordered. Travel insurance is strongly recommended.
