Who We Are

This Privacy Policy describes how 6440 Knoll Ridge LLC, a Texas limited liability company ("the LLC," "we," or "us"), collects, uses, and protects information you may provide when you visit this website at https://6440.awad.llc (the "Site"). The LLC is the data controller for all personal information processed in connection with this Site.

The Site is a marketing and informational website for a licensed short-term rental property located at 6440 Knoll Ridge Drive, Dallas TX 75249, operating under City of Dallas STR Permit No. 575064. It does not provide account creation, user registration, or persistent shopping-cart functionality.

Information We Collect

2.1 Voluntary inquiry submissions. The Site contains a custom inquiry link (mailto:[email protected]). If you use this link, your email client will send us your email address and any content you include in the message. We receive only what you intentionally provide — no hidden form fields or metadata are appended by the Site itself.

2.2 Web server logs. Like any website, our hosting infrastructure automatically records standard server-access logs: your IP address, browser user-agent string, referring URL, and the pages you request. These logs are retained for operational and security purposes (see Section 6) and are not used for advertising or sold to third parties.

2.3 No cookies, no tracking pixels. We have verified that this Site does not set any first-party or third-party cookies beyond those strictly necessary for the web server to function. We do not use Google Analytics, Meta Pixel, LinkedIn Insight Tag, or any other behavioral-analytics or advertising-network tracker.

2.4 External fonts. The Site loads typefaces (Boldonse, IBM Plex Sans, IBM Plex Mono) from Google Fonts via a standard browser request to fonts.googleapis.com. This request transmits your IP address and user-agent to Google's servers. Google's privacy practices are described at https://policies.google.com/privacy. Google Fonts requests do not set cookies or return behavioral-tracking data to us.

How We Use the Information

We use personal information only for the following purposes:

• Responding to booking inquiries. Email addresses and message content submitted via the inquiry link are used solely to respond to your inquiry and, if a booking is arranged, to administer the rental arrangement.
• Operating and securing the Site. Server logs are used to detect abuse, diagnose technical errors, and maintain the reliability of the Site.
• Legal compliance. We may retain and disclose information as required by applicable law, court order, or regulatory authority.

We do not use your information for behavioral advertising, profiling, or sale to data brokers. We do not make automated decisions that produce legal or similarly significant effects based on your personal information.

Bookings Through Third-Party Platforms

This Site links to external booking platforms including Airbnb, VRBO, Booking.com, and Marriott Homes & Villas. Reservations made through those platforms are governed entirely by those platforms' own privacy policies and terms of service. We are not a party to the data processing performed by those platforms and are not responsible for their privacy practices.

Direct bookings handled through our property manager's platform (Goldnest LP / Guesty) are subject to the Guesty platform's privacy policy in addition to the terms of your rental agreement with 6440 Knoll Ridge LLC.

Disclosure of Personal Information

We do not sell, rent, or trade your personal information. We may share information in the following limited circumstances:

• Property manager. Booking inquiry information may be shared with our professional property manager as necessary to administer a reservation.
• Service providers. We may engage hosting providers, email service providers, and similar technical vendors who process data strictly on our behalf under confidentiality obligations.
• Legal obligation. We may disclose personal information if required by applicable law, subpoena, court order, or governmental or regulatory authority, including the Texas Attorney General.
• Business transfer. In the event of a sale, merger, or transfer of the LLC's assets, personal information we hold may be transferred to the successor entity, subject to equivalent privacy protections.

Data Retention

We retain personal information for no longer than is reasonably necessary for the purposes described in this Policy:

• Inquiry emails: Retained for up to 12 months after the end of the last rental stay associated with the inquiry, or 12 months after the inquiry if no booking results.
• Server access logs: Retained for a maximum of 90 days for operational and security purposes, then deleted or anonymized.

Booking records required for tax-compliance purposes (Texas Tax Code Chapters 156 and 351; City of Dallas Code Chapter 44) are retained for the minimum period required by law, which is generally four years.

Security and Breach Notification

We implement reasonable administrative, technical, and physical safeguards to protect personal information against unauthorized access, loss, or misuse. However, no transmission over the internet or electronic storage system is guaranteed to be completely secure.

In the event of a data breach involving your sensitive personal information, 6440 Knoll Ridge LLC will provide notification as required by the Texas Business & Commerce Code, Chapter 521 (Texas Identity Theft Enforcement and Protection Act), including timely notification to affected individuals and, where required, to the Texas Attorney General. Tex. Bus. & Com. Code § 521.053.

California Residents — CCPA / CPRA Rights

If you are a California resident, the California Consumer Privacy Act of 2018, as amended by the California Privacy Rights Act of 2020 (collectively, "CCPA/CPRA"), Cal. Civil Code §§ 1798.100–1798.199.100, grants you the following rights with respect to personal information about you that we hold:

• Right to Know. You may request disclosure of the categories and specific pieces of personal information we have collected about you.
• Right to Delete. You may request deletion of personal information we have collected from you, subject to certain exceptions.
• Right to Correct. You may request correction of inaccurate personal information we maintain about you.
• Right to Opt-Out of Sale or Sharing. We do not sell or share personal information for cross-context behavioral advertising, so no opt-out is currently required. If our practices change, we will update this Policy and provide an opt-out mechanism.
• Right to Non-Discrimination. We will not discriminate against you for exercising any of these rights.

To exercise your CCPA/CPRA rights, submit a verifiable consumer request to: [email protected]. We will respond within 45 days as required by law. We may need to verify your identity before processing your request.

Children's Privacy

This Site is not directed to children under 13 years of age. We do not knowingly collect personal information from children under 13. If you believe we have inadvertently received information from a child under 13, please contact us at [email protected] and we will promptly delete it.

Changes to This Policy

We may update this Privacy Policy from time to time to reflect changes in our practices or applicable law. We will indicate the effective date of the revised Policy at the top of this page. Continued use of the Site after the effective date constitutes acceptance of the updated Policy. For material changes, we will use reasonable efforts to provide additional notice.
